How to Make the Most of Your Floor Plan: Part II

Last post I talked about a few of the things you can do in your home to open up space, and even make it appear as if there is more space than there really is – in short, How to Make the Most of Your Floor Plan!

I have a few more tips for you this week!

  • Fabrics

While we all like heavy shag rugs and long romantic drapes, they actually add extra bulk to the room. Most buyers like to see the lines of a room. They like to picture how it would look with their own comfy, cozy rug.

Often it’s best to remove rugs and heavy drapes to provide a more open and airy environment.

  • More in Furniture

As I just mentioned, even though you may love your cozy rug and huge chair which you kick your feet up in at the end of a long day. However, dark, overstuffed chairs and couches take up room and can even make a spacious room look crowded.

In contrast, low profile furniture and glass coffee tables open up a room and create a more spacious space.

  • Lighting

Rooms that have little lighting or even very little natural light appear smaller and unappealing. It’s definitely something to think about for showings, to make sure there is enough light – extra points for light bulbs with a daylight spectrum!

  • Clutter

Too many gadgets and knickknacks around creates a busy vibe for viewers. Generally, the more you can cut out the better.

Don’t forget to clean out your “secret storage spots” too! Buyers often look in these places, even though you may feel it’s a little invasive to check every closet! At the end of the day though, it is worth it when potential Buyers see how much space there actually is! You may even be surprised yourself! Just think of creating more space in your home as the best opportunity to purge unnecessary possessions.
