How to Make the Most of Your Floor Plan: Part I

When it comes to making the most of your space in your home it hard to view the space objectively away from how you’ve come to know the space.

Regardless of how you may have been using space in your home, when it comes time to sell, some changes will undoubtedly have to be made.

For Buyers, space is a selling point. You may have a great large living room but if you aren’t showing it to its full potential, then Buyers will not notice.

Here are a few tips to make the most out of your Floor Plan:

 

  • Furniture

When it comes to furniture, you may be tempted to place everything against the walls to maximize the space in the center. However, when you “float” items of furniture, you create pathways to exits and entrances, and create a sense of “airiness” which appears as though there’s lots of space.

If you have too much furniture for this sort of layout to work, this most likely means that you have too much furniture and it may be time to scale back.

 

  • Colour Palette

Especially with a small room, colour choices can make an enormous difference. As you probably know, dark colours make a room feel smaller, whereas light, neutral colours make a space larger.

If your walls are not already in a neutral, an easy way to open up a room, is to repaint a lighter, more neutral colour. Similar to your walls, dark furniture also appear heavy. While you may not want to purchase all new furniture just for walk-throughs, you can purchase light coloured slip covers, or cover a chair in a light coloured throw.

 

  • Accessories

One way you can make a space appear larger than it is, is with mirrors. Instead of covering walls with lots of art which, while personal, can clutter a room; place a mirror to create an optical illusion of more space.

If you place a mirror opposite a window, or in a direction that will reflect light, you will essentially double the space. Plus everyone likes to check themselves out in a mirror as they make their way to the dining room.
