In general, I have some good advice to consider for all home-buyers.
If some of these did not make your list, think again…
- Think “Location, Location, Location”
 
Location is one of the best pieces of advice you can get. Location matters.
Finding a home in the right neighborhood, close in the right school district, near areas you like spending your time can be a challenge, but with the right support (See “Think Real Estate Agent”, below!) you can certainly find a home that is right for you.
Sacrificing location for a nice bathroom or another feature is not a good choice. You can make small changes to your new home, but you can’t pick it up and move it to your favourite neighborhood.
- Think “Good Bones”
 
I can also tell you that it is so important to pay attention to whether a home you are considering purchasing has good bones or just has some lovely cosmetic features.
The kitchen may have a great paint colour and drawer knobs, but if the cabinets don’t have enough space then it’s not useful.
You can always re-paint and change knobs, but doing a full kitchen remodel because you don’t have enough space for storage or cooking is much more expensive.
- Think “Right Real Estate Agent”
 
The right real estate agent is a good listener and will advocate for you to ensure you get what you want out a new home.
Finding the right one means looking for someone you can trust, someone who know their areas very well, and who has some very satisfied clients.
